    各位DX给评评理,我签了租一年apartment的lease,现在离lease到期还剩几个月我想提前搬出,已提前两个月通知物业管理公司,并交了breaking lease fee,本以为无事了,可是最近还是受到了他们一封信,说如果房子在剩下的几个月里租不出,我要完全负担这几个月房租。这种做法是不是合法?

    • When I rent the appartment, they told me same condition and $200 fine. They also write down on the lease. So if same case, you need to help the landlord find the next tenant.
    • where r u live? and How much is the rent? How much is the breaking lease fee?
    • Why not sub-lease it? Support the rent is $1000/per, and you have 4 mo left in your lease. If you sublease it at 1000 - 1000/4 = 750, I bet you can rent it out immediately.

        • According to Ontario House Rental Tribunal, the landlord must agree with your sub-leasing, but how ever, they have the right to refuse the person you find. Check the link for details
    • 刚刚和这个楼的super谈了, 她竟然不允许我sublet. 我就明白告诉她, 根据法律规定我有权利sublet. 她这才把皮球踢给了物业公司, 让我去找他们谈. 问题是我已经交了breaking lease fee, 还能否继续我的lease
      • If they admitted the lease is no longer in effect, then you are free now. If they think the lease is still in exist, you should ask for your money back.

      • Did you give them your SIN number when you applied? If they have your SIN number, you cannot escape.
