Newer homes: Any house built from late 1970's until now is brick veneer. The house is built out of wood, the windows are installed along with everything else on the home first and the exterior brick is done last. In this type of home, the window frames are not connected to the brick and there is an actual gap between the outside brick and inside stud wall and drywall. Unfortunately, these homes end up with movement in the window frames and air/moisture leakage around them, as the frames are not anchored to the brick at all. Air and moisture get in behind the brick walls. The house is designed for air to get in behind the brick, as an air barrier for insulation. The interior frames have wood jambs and casing trims around them, that start to open at the corners because of frame movement. This type of home MUST be done brick to brick. If it is done retrofit, there will be leaks still around the frame and the old frame can move even more due to the added weight, causing more issues.

Older homes: Any brick homes built in Toronto before the 70's are solid brick homes. These houses are bricked up first and are structurally stronger, then everything is fastened to the brick on the inside. The window frames are much better-quality wood than wood used today and because they're fastened to the brick and there is NO air space between the window frame and the brick, there is NO benefit structurally to removing them. These houses also don't have interior wood jambs or casing trims to worry about. This is your style of home.

When dealing with newer brick veneer houses we do brick to brick installations, because we must to guarantee a proper installation. 90% of brick veneer houses are brick to brick and maybe 10% aren't, because some owners don't want to spend the money.

When dealing with older solid brick homes such as yours we do retrofit, because it is structurally perfect and it's cheaper. 90% of solid brick homes are retrofit and maybe 10% are brick to brick. The only benefit to brick to brick in your case would be the installation of wood jambs and casings on the interior which does look attractive. Most people don't want to pay the added cost if it isn't necessary. If you look around your neighbourhood, almost everyone has changed windows and probably no one has done brick to brick.

It would cost $1,373.00 more (includes tax) to do the windows brick to brick if the front window is a Bay.

It would cost $1,832.00 more (includes tax) to do the windows if the front window is flat.
