then then convert it to second mortgage for lower rate. The problem is I can not transfer my first mortgage to another bank now. HSBC told me when transferring out, My second mortgage become first mortgage immediately, and HSBC can only have second mortgage even it is my first mortgage at current bank. My question is : Does first mortgage transferring out always change to second mortgage?
