有人贴新房卖不动，那是有道理的。新房（新建或几年新）比旧房（十几年新）贵几十万不合理，新房普遍 lot 小，lot 深度不够，对街距离小，街道相对狭窄，材料可能不如旧房，格局可能略微好些，但也不一定。
