固定利率一般挂钩国债，国债和国家的信誉相关，30年这么长时间，政局不稳的倒了台都不用还债了。所以也只有美国出售的30年国债还能卖得出去，其他国家的不多见，加拿大10年期国债有但不会多。所以我想也只有美国人买房有30年固定利率的吧。
