then do 4 units rental. It can generate better cashflow than single house and condo. But you must be very careful to choose tenants, and the house must be good enough for both commuting and condition in order to attract good tenants.
what if you can not find tenants for an extended period of time, or tenants don't pay rent and you have to go to the court, or serious damge is done to the property but root cause or responsibility is debatable and up to the court to decide?

subprime means exactly that - lending to people who can't afford it. in the us, rules actually are more strick - max is 2.5x pre-tax income.

I worry more about interest rate going up. That's why I will sell my two under water properties this year to break even cashflow. If the rate goes up, then I will use interest only payment. But in the near future, I don't think rate will go up.
you are right. trying to use CCA to offset the income. And will sell my own home in a few years later, then retire.
