I, XXX（Realtor's Legal Name or Trade Name）, hereby promise that I will pay Mr XXX(Your Legal Name) 80% of 2.5% of purchase price as a non-taxable rebate（gift）without any deduction upon the completion of the property (Address) .

其实，最为安全、高效的是————把返佣直接写进合同，立即结算！
在购房合同中，commission条款后加一句话：
Seller, LA & Buyer Agent hereby all agree that Buyer will be credited with $20,000 (80% of buyer agent commission 2.5% of the purchase price $1,000,000｝as a special deposit for closing costs（land transfer tax，etc）.
这样白纸黑字写下来，JJ想赖账都想不出辙，佣金返还的资金在途时间为O天！！！
如果双方决定采用的是closing之后才支付返佣，那么：
Closing了，JJ支付了佣金，买家可以开出收据 Receipt / Invoice 给JJ（Plain English供参考）：
